Why I’ve Dedicated 20 Years to Walnut, CA: A Single Mom’s Journey from 1996 to Local Real Estate Expert
Why I Turn Away "Easy Money" and Sometimes Tell Clients "Don't Sell Yet"
Fellow agents and colleagues often ask me: "Jenny, you make great money flipping homes—buying a fixer-upper, renovating it, and netting six figures on the resell. Why do you still work as a full-service real estate agent for commission? Why do you turn away quick deals and tell clients to hold off on selling?"
If I only cared about quick profits, I’d strictly be a real estate investor. But the reason I choose to serve families directly goes back 29 years.
1996: A Helpless Mother Landing in Los Angeles
In 1996, I made a life-altering decision for my child's education. I gave up a stable career back home and arrived in Los Angeles as a single mother.
Like many immigrant parents arriving today, my eyes were full of hope, but my heart was filled with anxiety.
I didn't understand the US system, let alone what a "great school district" truly meant. I naively assumed every public school in America was top-tier. Reality quickly proved me wrong.
During that first chaotic year, we moved constantly from town to town just trying to find the right school. Working odd jobs while caring for my child, I spent my weekends driving our beat-up second-hand car through unfamiliar neighborhood streets. I counted school buses, asked strangers if the area was safe, and buried myself in ratings for local elementary, middle, and high schools.
That was the most expensive learning curve of my life.
I made every mistake imaginable—renting the wrong homes, overpaying for assets, and losing precious adjustment time for my child due to information gaps.
Back then, I kept thinking: "If only I had someone knowledgeable to guide me—someone to say, 'Jenny, choose this street, avoid that neighborhood'—how much stress and money would I have saved?"
From Single Mom to Flipping Expert: Seeing the Value and the Pitfalls
Driven by that experience, I immersed myself in the Walnut and Diamond Bar real estate markets. That was two decades ago.
Over the last 20 years, I haven't just helped clients buy and sell; I became an active real estate investor and house flipper myself. This dual role gave me an entirely unique perspective:
-
Traditional Agents look at a house and see a transaction and a commission.
-
Investors look at a house and see exact margins, ROI, and hidden traps.
Because of my hands-on flipping experience, I know where to source contractor-grade carpet for a few hundred dollars that looks like a luxury install. I know when a dated kitchen cabinet doesn't need a $40,000 replacement, but rather a $2,000 professional refinish to yield an extra $30,000 in resale value. And I can immediately spot which listings are overpriced hype versus true "hidden gems."
The Painful Truth: Stop Wasting Your Equity!
Knowing the trade inside out made watching homeowners make bad moves painful for me. Over the years, I’ve seen too many people throw money away:
-
I've seen parents drop $50,000 on overly custom kitchen remodels right before selling, only to recover a fraction of that cost at closing.
-
I've seen long-time neighbors panic-sell their family homes at the bottom of a market cycle just because a nearby listing dropped its price.
Every time I witness this, my investor brain hurts for them. That money didn't need to be spent. Those losses were completely preventable.
If I were just a transactional salesperson, I’d sit back, let them make those mistakes, and collect my fee. But I can't do that. When I look at anxious buyers and sellers, I still see that confused, overwhelmed mother from 1996.
My Mission: A Real Estate Advisor Who Actually Protects Your Pocketbook
Today, I consider myself less of a typical agent and more of a hands-on Real Estate Wealth Steward.
I don't need to rush a deal just to pay my bills.
-
If listing your home today will lose you money, I will tell you to wait—even if it means I don't earn a commission for months.
-
If you plan to over-remodel before selling, I will stop you, take you to wholesale suppliers, and show you how to maximize equity with minimal spend.
My team sometimes jokes that I'm "too honest" for my own good. But for most families, a home is their largest financial asset, their child's educational launchpad, and their retirement nest egg.
I’m not just closing property transactions; I am safeguarding a pivotal chapter of a family's life.
